Altstadt - Lehel (district 1)

The historic city centre is the main city centre of Munich. Large parts of it are pedestrian areas with the main high streets between Karlstor and Isartor as well as between Odeonsplatz and Sendlinger Tor. A centre of especially high attraction is the Viktualienmarkt providing specialities from Bavaria and the rest of the world. Numerous restaurants and taverns as well as bars and Cafés are located here. The well-known English Garden is nearby. Housing space in the city centre is scarce and expensive but highly attractive and demanded. There are perfect connections to the public transport system. Parking possibilities are scarce and expensive. Although, located in the city centre living here is rather quiet as there is only small trough-going traffic.
The Lehel is one of the places most worth seeing. Neighbouring the English Garden, the Lahel is coined magnificent streets such as the Maximiliansstraße, the Prinzregentenstraße and numerous museums such as the Bavarian National Museum.
A high standard of living quality distinguishes this district.

Lochhausen (District 22)

This district is rather rural, many old farms coin the district’s picture and farming is still carried on. Who likes to live away from the city´s hustle and bustle finds here the right place to live. One-family houses as well as terraced houses are still affordable here, wherefore the district is especially attractive for families with children.

Aubing (District 22)

In Aubing it is easy to discover the rural history: parts of the old farms coin the historic village centre, however, large apartment blocs coin the district too. Aubinger Höhe is a popular local recreational area.

Langwied (22)

Although, it is part of a big city, one finds a village’s idyll here. Lake Langwied and lake Luß are beautiful recreational areas. The rural character with old houses, farms and farmland coin the districts cityscape. As Aubing, Langwied is of high attractiveness among families with children.

Berg am Laim (District 14)

The cityscape of Berg am Laim is still coined by several apartments blocs which emerged after WWII. The rural character of the district can be found in the historic centre. Recently, Berg am Laim gained attractiveness again due to a good connection to public transport and the lower rent level. In the eastern part of the district one family homes prevail. An significantly nice residential area is the refurbished and greened Maikäfersiedlung.

Bogenhausen (District 13)

Bogenhausen is twofold: on the one hand there is the noble villa quarter including Herzogpark and streets with grand Gründerzeit (Wilhelminian-style) buildings and magnificent Art Nouveau villas nearby Prinzregentenstraße; on the other hand there are modern residential and office buildings, large housing estates and apartment blocs.
Merely untouched during WWII its original character could have been maintained until today. The Herzogpark developed around the turn to the 20^th century and is said to be one of Munich´s noblest neighbourhoods. Mainly better situated and prominence live here, correspondingly high is the rent level.
In contrast to “Altbogenhausen” large-scale, multi-level housing complexes and numerous smaller one family homes and terraced buildings developed in Oberföhring, Johanneskirchen, Englschalking, Denning, Zamdorf and Daglfing.
The Arabellapark and its landmark the Hypo-building, is Hotel- and congress-center as well as an office location of high importance.
This close to nature district offers even more recreational areas and green oases: Maximilansanlagen, Isar, Denninger Anger, Zamillaprk, Schlösselgarten and Bürgerpark Oberföhring.

Hadern (District 20)

Hadern is known for its hospital (hospital Großhadern), it is Munich’s largest hospital and one of Europe’s largest university hospitals. The huge silver building dominates the districts cityscape. Hadern is primarily a residential district with large apartment blocs on the one hand and dignified one-family houses. More modern residential complexes developed around the metro station Haderner Stern.

Haidhausen – Au (District 5)

Although, Haidhausen is a buzzing nightlife district it is a popular residential district as well especially among younger people and young families. The district is a quieter environment than Gärtnerplatz-district and not as bustling as Schwabing. It is coined by a more original and real as well as comfy atmosphere.
Numerous cafés, pubs, bars and restaurants, as well as several boutiques, antique shops and galleries influence the street scene. The culture centre Gasteig, embodying the philharmonic orchestra, the city library, adult education centre and the Richar-Strauß conservatory builds a meeting corner for Munich’s music and cultural enthusiasts.
Haishausen, often called French district, consists to two thirds of houses built before 1914. Due to the many cultural possibilities, various recreational activities and the proximity to the city centre Haidhausen is a very popular district to live.
Au, however is a popular place to live primarily because of its superb positioning along the Isarauen. It is calmer and more idyllic than Haidhausen.

Feldmoching ( District 24)

Feldmoching with its old farms and traditional restaurants is one of the most rural areas in Munich. The historical village centre is protected under preservation orders. The Dreiseeplatte, one of the most popular recreational areas, is located in Feldmoching. Schwarhölzl is another beautiful piece of nature to leave the city’s hustle and bustle behind for some time. Little by little settlements with larger residential complexes emerged around the village centre. Ludwigsfeld is a cultural interesting part of the district, because of the different cultural backgrounds clashing together here.

 Hasenbergl (District 24)

For a long time Hasenbergl was said to be the social flashpoint. However, recently the district gained a higher degree of popularity among families and developed to a popular residential quarter to live in. This process is facilitated by its location nearby recreational area as Panzerwiese, lake Fasanerie and lake Lerchenau, as well as by the comparatively low rents. Of course, the cityscape here is still coined by large concrete blocs.

Isarvorstadt – Ludwigsvorstadt (District 2)

Isarvorstadt and Ludwigsvorstadt are well known as Gärtnerplatz-, Glockenbach- and Dreimühlen-borough and are very popular. Gärtnerplatz-borough is a popular nightspot with numerous pubs and bars. The attitude towards life is multicultural, colourful and tolerant. The borough is the centre of Munichs guy-lesbian scene. The Isarauen and the Alte Südfriedhof invite to linger in the green oases. The rising popularity of the borough raises rents.
Ludwigsvorstadt stands in contrast to this. The main station, the clinic-quarter and the worldwide known Wiesn are located here. “Little Istanbul” is located between the main station and along Goethestraße until Goetheplatz. The quarter is busy and diverse, mainly Turkish-origin citizens settled down here.
A significant high amount of refurbishments were done in the Bahnhofsviertel during the last years.

Laim (District 25)

Laim, formerly known as neighbourhood of railroader, is multi-faceted: large buildings at busy Landsberg Street, the villa colony Schlosspark Laim with its idyllic one-family houses, duplex houses and terraced houses and the rural centre of the district around Laim meadow. In particular among families with children this district is popular. Furthermore, spacious allotments are situated here.

Maxvorstadt (District 3)

Maxvorstadt is architecturally as well as culturally one of the most worth seeing districts of Munich. Königsplatz with Gylptothek and the collection of antiquities, the Pinakotheken and the Siegestor belong to Munich’s architectural design gems. Numerous museums as well as the two main universities (Ludwig-Maximilian-University and the Technical University) have their headquarters here. Furthermore, the academy of arts, the conservatory and the college for Film and Television are located here. Numerous boutiques and galleries, Cafés and bars settled. The district is especially popular among students and young academics who influence the way of living in Marxvorstadt significantly – being cosmopolitan, tolerant and vibrant.

Milbertshofen - Am Hart (District 11)

Thinking about Milberthofen brings two things to one´s mind: BMW and the Olympic games; both had significant influence on the district. There are the large industrial areas of BMW, the administrative buildings, the museum and the BMW world. Additionally, the Olympiapark with the stadium, the Olympic halls and additional sports-halls and of course the Olympic Village has its influence on the district. The latter is a popular residential area not least because the streets are in the underground.

Generally, Milbertshofen is densely populated and large residential complexes coin the cityscape.

Am Hart is to a large degree a pure residential area coined by large residential complexes, more recently one family houses and terraced houses are build here. Next to housing for the middleclass, a lot of social housing as well as a student residence can be found in am Hart. Compared to other rents in Munich the rents in Am Hart are relatively moderate.  Therefore, and because of the nearby recreational area of Panzerwiese, the district is especially popular among families with children.

Moosach (District 10)

Moosach is versatile: The Borstei one of the most interesting residential complexes is a listed building; 77 terraced housings providing more than 770 flats and accommodate roughly 2000 people. Courtyards offering gardens, shops and Café’s make life pleasant here. Many artists settled their ateliers here. St.- Martins-Platz is the cultural centre of the district, whereas the commercial centre is located at the OEZ (Olympiashoppingcentre).
Moosach is well connected to the public transport and a popular and still purchasable residential district. Residential blocs as well as smaller one-or two-family houses and terraced houses influence the shape the district’s scape. Hartmannshofer Forest and Kapuzinerhölzl build the green oases of the district.

Neuhausen – Nymphenburg (District 9)

Neuhausen is described as liveable, green and relaxing. It offers various urban facets and numerous restaurants and pubs.
The Rotkreuzplatz is known as Neuhausen’s centre. A high degree of the residential and business buildings developed prior to World War I. Many of the houses are listed buildings. Large railway settlements exist along the railway tracks around the Arnulfstraße.
Gern is the northern part of the district and is mainly coined by historic buildings of a villa colony from the time of the Jugendstil. The picture in neighbouring Nederling is similar, however the buildings emerged mostly after Second World War. The well-known Nymphenburg castle lends its name the district and is called a green oasis because of its extensive green areas as the botanical garden and Hirschgarten. The district has a high recreational degree, which is valued among Munich’s citizens and tourists similarly. The district is especially popular among young families and has the city’s highest birth rate.

Obergiesing (District 17)

In the last years Giesing developed a new image away from being a working-class neighbourhood to become a popular and beautiful residential area. Reasons for this are the proximity to trendy Haidhausen, it’s location nearby Isar river and the relatively low rents. One- and two-family homes in smaller settlements as well as larger apartment blocs can be found here. Known is the district for the prison Stadelheim as well as for the former American settlement.

Obermenzing (District 21)

Obermenzing’s landmark is the beautiful Blutenburg Castle, domicile of the International Youth Library. The district is located at the western edge and an attractive area to live in, especially because of its pretty villa quarters. The quality of life is highly rated.

 Pasing (District 21)

Pasing is almost a town on its own in Munich’s West. Something is always going on between the main station and Marien Square, an own Viktualienmarkt and the Pasinger Arkaden are popular shopping facilities. Furthermore, there are a lot possibilities for cultural entertainment as for example in Pasinger Fabrik.
All kinds of housing can be found in Pasing: multiple storey tenements, terraced houses and one-family houses coin the districts cityscape as well as villa quarters. Additionally, the Stadtpark with its spacious green areas invites to linger.

Obersendling – Thalkirchen – Solln – Forstenried - Fürstenried (District 19)

 Today Obersendling is a mixture of industrial and residential areas. It provides small however beautiful green oases, the Neuhofener Berg and the Südpark. Although, Siemens left the district almost entirely, Obersendling is the district most associated with it. After WWII, Siemens expanded its production to large parts of Obersendling, related to this large housing areas were provided for its employees and the ‘Siemenssiedlung’ developed, including two 17-storey houses which were Munich’s highest residential buildings at this time. Recently, the leftovers of the large industrial area was converted into a residential quarter, called Südseite. Around 1000 flats, several shops and green areas developed providing god connections to public transport and recreational areas as Isar and Forstenrieder Park.

 Thalkirchen (19)

It provides its residents with a high recreational value due to its many facilities for leisure activities and its location at the Isarauen. The zoo, the natural pool Maria Einsiedel, lake Hinterbrühl and the Camping site Thalkirchen characterise the district. Especially popular is Thalkirchen among young families and active people.

 Solln (19)

The historic town-centre around Solln pond is well conserved and is today protected under preservation orders. The centre is the Fellerer square. Solln is known for its villa quarters, Ludwigshöhe at Isarhanf and WIlhelmshöhe in the northern part of Sollner Street. It counts to the most beautiful and best addresses in Munich. A completely different picture is provided in Parkstadt Solln. The cityscape here is coined by large residential complexes, such as the DEBA-house with 20 storeys.

Fürstenried (19)

Fürstenried is a pure residential quarter, providing among many large residential complexes several smaller one-family homes. Good public transport connections, the proximity to Forstenrieder Park and still affordable rents make Fürstenried an attractive quarter to live in.

 Forstenried (19)

As its neighbouring quarter, Forstenried is to large extents a residential quarter only. It has a historic village centre which is to a large extent in good condition. Forstenrieder Park, a popular local recreational area with bike and hiking paths neighbours Forstenried. In addition to the historic houses in the village centre, Forstenried also provides more modern one- and multi-family houses as well as apartment blocs, especially attractive for families. A high degree of the elderly live in the quarter as well.

Ramersdorf - Perlach  (District 16)

Ramersdorf is another manifold district: Altperlach is the historic centre, coined by historical farm houses, the church in the centre and provides idyllic atmosphere around the Hachinger stream;
Waldperlach is a beautiful and popular residential quarter having the character of a garden city. Although, one family homes dominate the city scape recently, multi-family houses emerged as well. Neperlach with its numerous gigantic apartment blocs is known to be Germany´s largest satellite city. More than 50,000 people with different cultural backgrounds live here.
Ramersodrf is primarily a residential quarter, idyllic places and nice settlements on the hand and large areas of subsidized housing. Therefore, it is still possible to find purchasable housing in this district compared to many other areas of Munich. Recreational facilities are the Ostpark as well as the Perlacher Forst or the adventure playground Maulwurfshausen.

Schwabing - Freimann (District 12)

Schwabing is not just a district it’s a way of living: Strolling on Leopoldstraße, relaxing in the English Garden and the numerous cafés, restaurants and pubs as well as the bubbly nightlife. Nevertheless, Schwabing is one of the more quiet residential areas having a high degree of historical buildings and greened streets. It is very popular among young people and young families, however the high demand raises rents extremely.
There are numerous possibilities for recreational activities, sports and relaxing. However, Schwabing also offers a bustling pub and restaurant district, numerous cinemas and cabaret stages. Leopoldstraße is Munich´s boulevard and turns into a party mile during special events and summer.
Freimann´s most popular building is the Allianz-Arena, furthermore, there is the student city with 14 halls and more than 2500 places for housing. It is the biggest student settlement of Germany. Although, Freimann is rather known for it´s industrial and residential areas, several beautiful recreational areas are located here as well: the English Garden,Fröttmaninger Heide and the Isarauen. Being located nearby Schwabing, however being calmer and more relaxed makes this district and especially Alte Heide, extremely attractive to live in. The rents are not as high as in the neighbouring district yet.

Schwabing-West (District 4)

Hohenzollernplatz, Kurfürstenplatz and Elisabethplatz are the centres of the district. The Luitpoldpark builds the green oasis of Schwabing-West. Next to larger residential complexes, which were built after WW2, new residential areas emerged. However, the share of refurbished historical buildings is significantly high. Schwabing-West belongs to the preferred residential areas because of the numerous beautiful and modernised buildings.
The Barbara housing development was initially built between 1909 and 1918 in order to serve as housing facility for military staff. However, laboriously refurbished after the 1980s it is coined by single and multiple occupancy houses including small gardens.

Schwanthalerhöhe  -  District 8

The Schwanthalerhöhe – known as Westend – is one of Munich’s most densely populated districts. The district improved its image to being a multi-cultural and popular district. Many specialties, business retail and second-hand shops as well as handicraft business are settled here. Students, young families and elderly people from diverse cultures live together. Next to older communal housing settlements modern residential buildings including green areas are emerging. Furthermore, large office blocs including the development of many jobs, emerged.

Sendling (District 6)

The district has various facets, densely-built neighbourhoods, the hypermarket (Europe’s third largest trading centre for fruits and vegetables) and the Flaucher. Next to the Flaucher the area around Neuhofener Berg us a green oasis as well.  Students as well as families and elderly people have their home here. The atmosphere is relaxed, although Sendling is one of the most densely-built neighbourhoods of Munich. Most of the houses were built before 1919 and between World War I and World War II and were refurbished in the last centuries.

Sendling-Westpark (District 7)

Westpark belongs to the most beautiful and largest greens of Munich and lends its name to the district. Sendling-Westpark does not have a historic city-centre as the district was mainly built after World War II, visible in the architecture of the housing blocs if the 50s and 60s. In addition settlements with one- and two-family houses developed.

Trudering – Riem (District 15)

Primarily, Trudering is a residential district, especially popular residential  areas are the settlement Michaeliburg and Waldtrudering still maintaining the character of a garden city. Traces of being a village can be found on numerous places in Trudering. Several old farmhouses  and many one family homes with gardens exists in Trudering. However, recently a couple of larger residential complexes were built in order to feed the rising demand of housing.
The Trudinger forest is Munich’s largest coherent forest area and hence a beautiful recreational area in Munich’s Southeast.
Riem in Munich’s East turned into a popular residential area, initiated by the move of the airport to Erdinger Moos. The Messestadt including the New Munich Trade Fair Centre emerged and after the national garden show an totally new and modern residential quarter including Messe-See emerged and offers homes to 111 nationalities and many families.

Untergiesing - Harlaching (District 18)

Untergiesing, the former working-class district was known for affordable rents, however this changed throughout the last years. The location at the river provides the district a beautiful natural oasis and raises attractiveness of the area. Plain and densely built tenements as well as larger apartment blocs coin the city scape still. Beautiful and older houses can be found along the Auer Mühlbachs.
Harlaching is one of the noblest and calmest quarters of Munich, coined by beautiful villas and one family homes. Located at Isarhochufer it provides a wide range of recreational facilities.

Allach  (District 23)

Allach is twofold: on the one hand the historic village centre with the church and farms, as well as the recreational area Allacher Forst; on the other hand Allach is one of Munich’s most important industrial areas. MAN, MTU and KruassMaffei are three important and large-scale companies located here.
Today, the historic village centre is protected under preserved order.

Untermenzing (District 23)

Similarly, the historic village centre of Untermenzing reminds one of an old farmer village. Würm river increases the idyllic atmosphere of the district even further. Many green areas and the idyllic atmosphere increase the attractiveness of the district and makes it to one of the most popular residential district of Munich.
